Targeting Potential Clients for Online and Offline Marketing

In January, ListHub launched a brand new reporting platform which allows ListHub Pro customers to access a number of valuable data points to help inform their marketing both online and offline. For this month’s “Tips and Tricks,” we will focus on how brokers and agents can find out which zip codes are most popular with the online consumers who have looked at their listing inventory and how they can use these insights to reach potential clients.

Step 1 – Accessing The Data

ListHub Pro customers with reports can log in to their new reporting dashboard to see which zip codes are generating the most views and leads for their listings. Here’s how:

  • Log in and click the “Reporting” tab then “Custom Reports”
  • Under “Custom Reports” click the first drop down and choose “Zip Codes”
  • Choose how to display the details – for example, choose “Show Details by Publisher” to see which zip codes are most popular on individual publisher websites
  • Sort the data by the number of Detail Views or Leads

Step 2 – Learn More About Those Consumers

Companies like Nielsen can provide additional demographic and psychographic data to help learn more about the consumers in the zip codes where potential clients might be. Just enter the zip code desired and you will be provided with information such as the median age, median income, break downs of the household composition, and much more. The segment profiles provide further insights into the type of people who generally live in these communities and their interests. A “snapshot” is available at no-cost and additional data can be purchased through Nielsen.

Step 3 – Tailoring Your Marketing to Reach The Right Consumers

Combining the data provided by ListHub, along with other sources of demographic and psychographic information, brokers and agents can clearly identify a target customer and create ads to reach those potential buyers to help sell listings faster.

Facebook, for example, allows marketers to use a number of parameters to target very specific audiences. Criteria could include zip code, age, income level, interests, and a number of other fields. Below is what campaign targeting might include for the zip code in the example above.

Then the ad created will be targeted to a zip code that you already know is interested in your listings!
