Why Publisher Compliance Matters

With ListHub, brokers have an efficient way to advertise their listings to a trusted network of publisher websites. ListHub carefully selects the publishers in our network based on the value they bring to our over 66,000 broker customers.

While our company receives inquiries from hundreds of companies each year who wish to become a recipient of broker listings via the ListHub platform, fewer than one in ten are found to be eligible based on our stringent vetting process. In addition, each of our publisher partners must agree to a contract that contains very specific terms around the management and use of the brokers’ listing data in their system.

Each publisher is required to comply with certain display rules, as well as update multiple data points for each listing, in order to remain as an active participant in the ListHub network. We recognize that this required information is of critical importance to ensure a positive consumer search experience, satisfy important broker listing attribution, and adhere to Real Estate Commission guidelines.

Some of the core tenets that exist today in the ListHub Publisher agreements:

  • Listing data may only be used for consumer display
  • Listing data may not be used after it is off-market
  • The content owner maintains all Intellectual Property rights
  • Publisher must display a set of minimum fields including price, address, broker name, etc.
  • In cases where consumer leads are routed to the listing broker or agent, these leads must be delivered specifically to the email address designated by the broker as the lead email address
  • Publisher may not re-syndicate or distribute listing data to any third party – Publisher may have rights to power the search on a third party site if authorized in the agreement
  • Publisher must update site at least daily
  • Publisher shall abide by any state laws regarding display of real estate content
  • Publisher must provide search impressions, detail views, and lead data for all listings

Why are these rules so important?

Consumer Experience

A positive consumer search experience is fundamentally important for the consumer, but also to the listing broker and agent.  One of the best ways to create a positive search experience is to ensure that the information that the client views when searching is up-to-date and accurate.

In this highly competitive market, it’s critical for buyers to have access to the most updated listing data. To address this need, ListHub recently piloted a new program to give select publisher websites the option to receive incremental feed updates. By delivering only the listing data that has changed from the MLS since the last update, instead of the full feed, ListHub makes it easier for publishers to manage and process the data quickly and refresh their websites more frequently. The program is now available to all ListHub publishers.

If a consumer searches a publisher site and finds inaccurate information, such as incorrect names, missing phone numbers, or off-market listings, they are likely to have a negative experience and may not return.

Broker Listing Attribution

Just as brokers provide value to our publishers by providing them with listing inventory, it is important to ListHub that our publisher partners provide value to your brokers through proper and correct listing attribution.

One example of this is that all publishers are contractually obligated to provide and display a redirect link that connects the online consumer to the brokerage website (as long as the broker provides this to ListHub). This provides an opportunity for the consumer to be redirected back to the broker’s website at no additional cost. ListHub also requires that publishers display the Listing Broker and Listing Agent Name on all listings.

Publisher Compliance

Our Compliance Administrator regularly monitors each of our publisher partners to ensure that they are adhering to our strict data policies and protections. Some of the frequently audited fields include:

  • Property list price, description, address, and other similar details
  • Brokerage name and office phone number
  • Listing agent name and email
  • Listing URL/Redirect link
